When buying a new flat or house we pay attention to many details, but there is a procedure that you can follow to know what it really costs, taking into account what is collected by the public administration, by the Ministry of Finance. We can do it by searching or finding out the cadastral reference value that will tell us what the value of a house is. For this reason, in the following paragraphs we explain how to calculate this reference value of a home or land in the Cadastre.

The only thing we have to know to follow this tutorial is the exact location of the house or land you are interested in. In addition, we will also need to have some identification method to access the Cadastre website, such as an electronic certificate or the cl@ve that allows us to access it. Once we have it, we will be able to access it and then we will explain what the cadastral reference value is, what it is for or how we can consult it from any building.

What is the cadastral and reference value

The cadastral value of a property is the valuation made of it by the General Directorate of the Cadastre, dependent on the Ministry of Finance. As explained on the website of the Ministry of Finance and Public Administration, the Cadastre “contains the description of rural, urban and special characteristics real estate, whose registration in it is mandatory and free, characteristics that differentiate it from the Property Registry ”.

And what is the cadastral value? As explained from the website of the Ministry of Finance, it is an administrative value objectively set for each property. A series of specific criteria are used to achieve this value. The criteria are, essentially, the following: location of the property and urban circumstances, cost of material execution of the constructions, fees, tribute… in addition, production expenses and benefits of the promotional business activity, etc.

But we must bear in mind that from the year 2022 there is also another value: the cadastral reference value. It is not similar to the cadastral value but rather the reference value, as stated on the Cadastre help website, is “the one determined by the General Directorate of the Cadastre as a result of the analysis of the prices of all the property sales that are made before notary public, based on the data of each property, recorded in the Real Estate Registry. And we can consult this through the Internet and in the next paragraphs we will explain how to do it from any browser by accessing the corresponding page.

How to know the cadastral reference value

If what we want is to consult the reference value, we must first obtain the cadastral reference number. We can consult it if we have it in any document in our house or building, but we can also search for it on the Internet. In addition, you must bear in mind that in order to know the cadastral reference value of a property, we do not need to own it or provide any type of data. You can consult it from your own house but also from the house you want regardless of who owns it or where it is.

The first thing we must do is know the cadastral reference. We need to know it to be able to find out the value, so the first thing we will do is go to the website of the Cadastre headquarters and fill in the data

  • Open the website of the Electronic Office of the Cadastre
  • Tap on “Property search engine and cartographic viewer”
  • Choose between the different sections
    • Street number
    • Estate / Parcel

  • Choose “Street / number”
  • Fill in all the information requested by the website
    • Province
    • Municipality

  • Wait for the results to load (it will take longer to load depending on the municipality or city you choose since there will be many more results)
  • Confirm with “data”

Once we have completed this, a web will load us where we will have the cadastral reference of the property and a series of data: location, class, main use, built area, year of construction… And the first thing we will see will be the cadastral reference that we must copy and paste to find out the value.

Once we have it, we go to the Cadastre website and on the right side of the screen we can see the “Reference value” window together with an arrow that will take us to the website where we will have access to all the information related to the reference value of urban and rural real estate…

Once inside we will see that there are all kinds of options and information and we can choose “Check the reference value” and a new page will open.

We have three ways to access: through the DNI and the support number or we can access using a digital certificate or through Cl@ve. Use the identifier that is most comfortable or simplest for you… And we will go to the following website where we can consult the cadastral reference value of the property.

On the new website we must select the purpose (informative effects, Taxation in Tax on Patrimonial Transmissions and Legal Acts Documents, Taxation in Tax on Inheritance and Donations and “others”) Choose the one that interests you from the drop-down menu and fill in the rest of the fields : date of value, NIF and cadastral reference that we will have obtained on the previous web page. You will probably need to confirm the process with a reCaptcha to prove that you are not a robot. When you have completed everything, tap on the “reference value” button at the bottom of the web page, as you see in the screenshot below.

After a few seconds a new page will be loaded with all the descriptive data of the property. We can read the cadastral reference, the location, the class, the main use, the value date and finally we will see the cadastral reference value, which is what we initially wanted to find out. Here we can choose to simply copy it or take it into account but we will also see two buttons that allow us to have a “reference value certificate” and “reference value motivation certificate”.
